Aman opened on a hillside above Porto Heli in 2012, when there was very little else on that coast. Four Seasons, Six Senses and Waldorf Astoria have all now signed for the same few kilometres of it.
Amanzoe stands on high ground behind Agios Panteleimonas, a village in the Argolid about two and a half hours from Athens by road and twenty-five minutes by helicopter. Ed Tuttle drew it as a colonnade, pale stone and long reflecting pools arranged along the ridge. Every pavilion and villa has its own pool and a view that runs to the Aegean. The Beach Club sits a few minutes downhill.
Porto Heli takes its name from Halieis, the ancient city on the bay, worn down over centuries into Chalieis and then Heli with the harbour added in front. For most of the last century it was a working stretch of the Peloponnese, known to Athenian families and to yachts making the crossing to Spetses, and to almost nobody flying in. Aman arrived in 2012 and had the hill to itself.
The neighbours
That ends around 2027. Seven hotel projects, each above €100 million, are moving through licensing and construction in the wider area, and the total committed across Porto Heli is approaching €2 billion. The furthest along is the rebuild of the former AKS Hinitsa Bay as Four Seasons Resort and Residences Porto Heli, a €250 million scheme by the Irish businessman Paul Coulson, with eighty rooms, suites, bungalows and villas. It is due to finish in 2027 and to trade year-round.
Six Senses Porto Heli follows in the same year, €150 million for sixty rooms and suites with private pools plus twelve branded residences, the group’s first address in Greece. Scarlet Beach will carry the Waldorf Astoria name from 2029, €203 million for 121 rooms and thirteen villas. Behind those sit Serenity Village at €475 million across 1,750 hectares, Kilada Hills at €420 million with its golf course, Salanti Beach at €266.5 million and Porto Heli Hospitality at just under €97 million.

Aman is not holding still on the hill either. Grivalia Hospitality has a €60 million first phase under way at Amanzoe, adding beachfront villas below the existing estate. The pioneer becomes one address among several, with fourteen seasons of practice behind it.
Fourteen seasons of having a coastline mostly to yourself is a hard thing to give up, and a harder thing to buy back.
The Splendid EditThe water
Marina Porto Heli has been open since 2020 and it fills in the months that matter. It averaged 79.4 per cent occupancy across 2025, rose to 91 per cent in July and reached 100 per cent in August, taking 1,456 vessels over the year. A second marina at Ermioni is expected by summer 2027 with around 250 berths and space for boats up to sixty metres. Trial seaplane flights have already run, with routes planned to Athens, Kalamata, Kyllini and the islands nearby.
The arithmetic behind the building turned up again this morning. The Bank of Greece put travel receipts at €8.8 billion for the first half of 2026, a rise of 14.8 per cent on the same period last year. Yiannis Georgopoulos, the mayor of Ermionida, has said he expects the area to absorb the growth, with investors handling water through desalination and the municipality moving waste to the processing unit at Tripoli.
This season
Amanzoe is running Life Cycles until 31 October, a summer exhibition made with Zoumboulakis Galleries that sets leading Greek women artists across three generations in conversation with each other and with the landscape. Alexandra Athanassiades’ bronzes stand out in the lavender. The Aman Spa has also added a mobility and recovery programme built with Novak Djokovic, who joined Aman as global wellness ambassador.
September is the month to take it. The Argolid holds its heat well into October, Epidaurus and Mycenae are close enough for a morning and thin out once the school holidays end, and the crossing to Spetses is short. The hill is quiet for one more autumn.
