Amanruya has gone through an entire Aegean season without opening its doors. The bay below it is being rebuilt around villas that will be sold by invitation.
The jetty at Amanruya reaches out over a pebble bay on Bodrum’s north coast. Teak loungers sit along it under pine branches, with a headland across the water and the ladder still bolted to the end. Nobody has used them this summer.
Aman’s page for the resort now carries a single line of explanation. Amanruya is closed while it undergoes enhancements, and reopening dates will be announced in due course. That line went up at the end of September, after the season it quietly cancelled.
The resort opened in 2012 and is still the only Aman in Turkey. Thirty-six free-standing pavilions, each with a private pool, a four-poster bed and a fireplace, laid out like a village through olive groves and cypress on a hillside above the water. Milas-Bodrum airport is half an hour by car.
The works
What shut the hotel is being built alongside it. Aman announced Aman Residences, Bodrum in July 2025 with RePie Asset Management, an Istanbul wealth manager, as its partner. Villas to own, along a two-kilometre stretch of the peninsula’s coastline, and a resort enlarged to serve them.
The expansion covers a new Aman Spa, a beach club, restaurants and retail. All of those are guest facilities as much as owner facilities, which is why the whole property went dark rather than half of it.

Two studios are drawing it. Jean-Michel Gathy of Denniston, who has worked with Aman since the early properties, has the expanded resort and the beachfront villas. SAOTA, from Cape Town, has the waterfront, lagoon and forest villas, pitched to the fall of the Demirbükü valley behind the bay.
The villas run from five to seven bedrooms and sit among protected trees, which has decided a good deal of where they can stand. Aman is selling them by invitation, with its own long-standing guests given the first look. Nothing at this level has been sold in Turkey before.
A hotel this small can either take bookings or build. Aman has spent a season choosing the second.
The Splendid EditWhat stays
The things worth keeping are already down at the water. A private pebble beach a short buggy ride from the pavilions, sheltered by pine-covered headlands, with two wooden jetties for lunch served over the sea. Paddleboards, kayaks, canoes and snorkelling gear go out free all day. Yoga runs on the jetty in the morning.
Fishing boats leave early or late with local crews, after sea bream and black goby, and the kitchen cooks what comes back. Inland there are ancient sites across the peninsula, and bays where the wooden gulets still work. The resort arranges the guides.
The wait
No reopening date has been published. Bodrum trades roughly April to October, which puts the next plausible window in spring, and Aman has declined to name it. The residences are a longer build than the hotel works, and the enquiry list is already open.
